Our guidebook has everything you need to know to make the most of your stay. We want you to feel at home and enjoy all the amenities we offer. Please take the time to read through this guidebook to familiarize yourself with the property and the local area.
Arrival
Before Check-in
Be sure to sign your lease agreement at least 72 hours before your check-in. Please check your email and spam/junk folder for this agreement. If you can not find it, please let us know and we can re-send it. Per the community rules, if you are bringing a pet, remember to attach their up-to-date vaccination records when submitting your lease agreement.
Check-in
Check-in time is anytime after 4:00 PM the day of check-in. Unfortunately, we cannot accommodate checking in before this time. When you arrive you must register your vehicle. Be sure all drivers have their driver’s licenses and vehicle registrations. You may either head directly to the K&L Section gate or visit the Welcome Center at 123 Country Pl Dr, Tobyhanna, PA 18466 (here you can also obtain your amenity badges to access pools, beaches, etc.) The house is equipped to handle self-check-in using keyless entry. At your check-in time, the door lock will automatically activate your unique lock code. Your unique lock code will be e-mailed to you 3 days before your check-in. This email will also contain check-in instructions.
Getting Here
Property: Fairhaven 2852 Fairhaven Drive, Tobyhanna, PA 18466 Property: Briarcliff 4527 Briarcliff Terrace Tobyhanna, PA 18466 Directions Before heading to the house you must register your vehicle with A Pocono Country Place. You may stop at the Welcome Center at 123 Country Place Drive, Tobyhanna, PA 18466 to obtain a guest pass (Here you can also obtain an Amenity Pass). Be sure to have your license and registration with you when registering your vehicle. All vehicles must be registered with the community. Please remember that the house can park up to 5 cars and no vehicles should be parked on the road. To Briarcliff: Make a left out of the Welcome Center Parking lot toward the automate gates. Get in the left lane and show your Gate pass to the camera. Once the gate opens proceed to 4527 Briarcliff Terrace To Fairhaven: Once you have your guest pass you can head up to the house. A Pocono Country Place is a fairly large community with multiple gates. Our house is in the L Section so you have to go back to Sterling Road and make a left at the light. Continue up Sterling Road, then make a right on Knollwood Drive. At this gate (K&L Gate), enter the left lane closest to the gatehouse. Show the attendant your guest pass and they will raise the gate to let you in. Then you can proceed to 2852 Fairhaven Drive, Tobyhanna, PA 18466. Parking Up to 5 cars may park in the driveway. No cars are permitted to park on the road or the lawn.
House Rules
No parties or events are allowed. Up to 5 cars. Parking on the road is prohibited No smoking is allowed indoors. Please use the designated outdoor areas and ashtrays. Quiet hours are from 9:00 pm to 7:00 am. Please respect the noise curfew and your neighbors. No exceeding the maximum occupancy. Any damages to the property or its contents will incur a replacement charge. Any biohazard or excessive cleanup will incur a special cleaning fee. Departure
Check-out is at 11:00 am. Unfortunately, we can not accommodate late checkouts.
Before Leaving
Please place dishes in the dishwasher. and start before leaving. Please take the trash and recycling out before you leave. You do not need to replace the liners. Please place used bath towels and washcloths in the bathtub. Please leave used beds unmade. Move furniture back to its original locations.

Using the Equipment
Smart Door Lock
The house is equipped with a smart door lock. You will have a unique code to be used in the door lock. Check your email for your unique code. To unlock the door simply type in your code. You will hear the lock turning automatically. To lock the door simply hit the lock icon on the bottom right of the keypad. You will hear the lock turn automatically. If the door is successfully locked the icon on the bottom left of the keypad will flash blue. If the door does not successfully lock the icon on the bottom left of the keypad will flash red. To lock or open the door from the inside, turn the deadbolt knob.

Roku TVs
All TVs in the house are either Roku TVs or have a Roku streaming device attached. The Roku has the capability of allowing you to log in to your personal streaming accounts and then, at a set time, automatically log you out of your accounts so no strangers will have access to your platforms. In case you do not see a picture when you turn on the TV, make sure the Roku device is awake by pressing the enter button and that the TV is set to input 1.
AC/Heater
The house is equipped with mini-split air conditioning and heating. Each room has its own unit that can be controlled by the remote on the wall. There are five modes of climate control. AUTO You set the temperature and the air handler will automatically heat or cool the room to reach your desired temperature. COOL In cool mode, the air handler will only activate the cooling elements. If you set the temperature and the room becomes cooler than your desired temperature, you will have to wait until the room naturally warms to your desired temperature. The heating elements in the mini-split will NOT be activated. DRY In dry mode, the mini-split acts as a dehumidifier. It will not heat or cool but it will help with humidity. HEAT In heat mode, the air handler only activates the heating elements. If you set the temperature and the room becomes warmer than your desired temperature, you will have to wait until the room naturally cools to your desired temperature. The cooling elements in the mini-split will NOT be activated. FAN In fan mode, the air handler will activate the fans and air will be circulated in the room. Neither the cooling elements nor the heating elements will be activated. Trouble Shooting/Error Codes “--” 2 dashes on the display simply mean it can not produce the temperature you want at that time. The 3 bedrooms are on 1 condenser while the living room and loft are on the other condenser. Each condenser can only heat or cool at any given time so if 1 bedroom is set to heat while another bedroom is set to cool whichever was set first will be prioritized. “dF” Hearing an exhaust noise and seeing “dF” on the display means the condenser needs to defrost. After a few minutes, the system will resume. “EC 07” This error indicates there is low pressure in the lines. In winter it is possible that ice may build on the fan on the condenser, preventing it from spinning. This ice may need to be chipped away to function properly. If there is no ice build-up, please contact us so we can have it looked at.
Coffee Maker
1. Turn on the Keurig coffee maker by pressing either the pod or carafe button on top 2. For pods, lift the top, insert your K-Cup, and close the top. For the carafe, place a filter in the coffee compartment, then add the appropriate amount of coffee grounds to the filter. 3. Select the amount of coffee you want 4. The Keurig will begin to pour so make sure your mug is positioned underneath the dispenser. We provide a handful of coffee K-Cups, toilet paper, paper towels, and other supplies to get you started. More can be purchased from the local grocery stores.
Dishwasher
1. Place your dishes in the dishwasher. Dishes and utensils can go on the bottom while plastic and the more delicate items should be on the top shelf. 2. Put a dishwasher detergent pod into the dispenser in the dishwasher door. A few pods may be found under the kitchen sink. DO NOT PUT REGULAR DISH DETERGENT IN THE DISHWASHER. 3. On the top of the door are the controls for the dishwasher. For a typical wash select “Normal Wash” then “Start” on the right of the dishwasher. Then close the door. This will start the dishwasher.
Washer & Dryer
Washer To wake up the washer, press the power button, on left of the middle dial On the first dial choose “Extra Power” on or off On the second dial decide what temperature you would like to wash at. On the third dial choose which type of wash you would like to do. Typically a “Normal” wash will do. On the fourth dial choose whether you would like a single rinse or extra rinse, then the how soiled your laundry is within those rinse options. On the fifth dial choose the fill level. On most washes, the “Auto” level will work. Once your settings are chosen, drop a detergent pod from the canister on the shelf into the drum, press and hold the “Play/pause” button until all five bars next to it light up, then let go. The drum will lock and spin several times, then begin filling with water. Dryer On the first dial select the temperature you would like to dry at. On the second dial choose between “Auto Dry”, “Timed Dry”, and “Air Dry”. Once you have chosen one make your selection with that range. On the third dial select whether the signal should chime once it is complete. Then push the third dial to start the dryer.

Obtaining an amenity pass
Visit the Welcome Center at 123 Country Pl Dr, Tobyhanna, PA 18466 to obtain an amenity pass to access the beaches, pools, etc.
Pools, Beaches, and Dog Park
The closest pool to the house is the K Section Pool located at 1904 Horseshoe Bend, Tobyhanna, PA 18466. Please follow the signs to the K-Pool driveway. There is a small beach, dog park, and boat launch in the K Section located at 1421 Waterfront Dr, Tobyhanna, PA 18466. The beach is passed the boat launch, behind the mailbox structure. The community has multiple pools. The recreation center is located in the main section. The E Section Pool (Located at 112 Recreation Dr, Coolbaugh Township, PA 18466) also has access to the E Beach, Playground, Lakeside Cafe, and more.
